GEOGRAPHICAL INFORMATION

Bonita Bay is a very large gated golf community nestled between U.S. 41 on the East and Estero Bay on the West. It stretches from the Imperial River on the South to Pelican Landing on its Northern border. The main gate is located at W. Terry Street, just North of Bonita Beach Road in Bonita Springs.

This neighborhood is well located with nearby shopping, restaurants, medical, and office facilities. It is within easy access of Lely Barefoot Beach, Bonita Beach, and Lovers Key Beach. I75 is less than 5 miles from the main gate, and Southwest Florida International Airport is only about 20 minutes away - just enough distance to be out of the takeoff and landing patterns. Bonita Bay is located about midway between Naples and Fort Myers.

GOLF FACILITIES

The Bonita Bay Club (optional "unbundled" membership) boasts 3 championship golf courses within the boundaries of the community, and 2 additional courses are located off-site on Immokalee Road East of I75. All 5 courses are consistently rated among the best private golf courses in the U.S. Bonita Bay is the flagship community of the Bonita Bay Development Group, and offers a truly great golf experience for those golfers who choose to pay the initiation fee and annual dues.

In addition to the Bonita Bay Club membership options, the Bonita Bay Community Association and its various divisions offer highly desirable amenities, including a beach club, restaurant, marina, bike and jogging paths, community pools, boat docks, play areas, and more.

HOUSING OPTIONS AND THE MARKET

The community offers a variety of home options, with a wide price range. Except for some unsold high rise condominiums, available homes in Bonita Bay are re-sales. Compared to most communities in Southwest Florida, Bonita Bay has had an active first half of 2008 with home prices down but not out.

Low rise condominiums and carriage homes are available on the market between $300,000 and $700,000. Prices are generally back to 2004 levels. There are 60 units listed for sale on Sunshine MLS at an average asking price of $233 per square foot. During the first 6 months of 2008, 40 units sold at an average sale price of $213 per square foot.

Mid rise condominium prices currently range from $360,000 to $550,000. Prices are generally higher than 2004, and there are only 5 such units for sale on MLS at an average asking price of $221 per square foot. During the first 6 months of 2008, 2 units sold at an average sale price of $204 per square foot.

High rise re-sale condominiums are between $600,000 and $3,000,000. Current prices are back to 2004 levels. There are 67 units for sale on MLS at an average asking price of $504 per square foot. During the first 6 months of 2008, 15 units sold at an average sale price of $416 per square foot.

Villas range from $300,000 to $1,700,000. Current prices are below 2004 prices. There are 15 units for sale on MLS at an average asking price of $331 per square foot. During the first 6 months of 2008, 13 units sold for an average of $309 per square foot.

Single family homes have asking prices from less than $600,000 to more than $5,000,000. Current prices are about equal to 2004 sale prices. There are 25 units for sale on MLS at an average asking price of $467 per square foot. During the first 6 months of 2008, 23 units sold for an average price of $418 per square foot.
