Location: Pelican Landing is located in Bonita Springs, Florida, with entrances just west of US 41, approximately 5 miles west of I-75, and 4. 5 miles to Bonita Beach.

GEOGRAPHICAL INFORMATION

Pelican Landing is a gated golf community on 2,365 acres of land in Bonita Springs. Its boundaries are Coconut Road on the North, U.S. 41 on the East, Spring Creek and Bonita Bay on the South, and Estero Bay to the West. This neighborhood is located near shopping, restaurants, medical, and office facilities. It is less than 7 miles from Bonita Beach, with Lovers Key Beach and Lely Barefoot Beach nearby. I75 is about 6 miles from the main gate on U.S. 41, and Southwest Florida International Airport is only 25 minutes away. Pelican Landing is located closer to Fort Myers than to Naples. The Colony is a separate, gated community within Pelican landing with its own golf course and amenities. This is a very upscale neighborhood with a number of single family and condo options, including high rise condos with views of Estero Bay.

Pelicanâ??s Nest Golf Club (optional â??unbundledâ?? membership) includes 2 Tom Fazio designed championship golf courses within the boundaries of the community. Pelican landing offers a wide range of housing, including single family homes, coach homes, carriage homes, condos, villas, and mid and high rise condos. Single family homes are priced between $450,000 and $3,000,000. Condos are priced from under $250,000 to over $3,000,000. Single family home prices have returned to 2004 price levels. There are currently 39 single family homes on Sunshine MLS. The average asking price is $1,076,000 or $323 per square foot. During the first 7 months of 2008, 24 homes sold for an average sale price of $967,000 or $286 per square foot. Condominium prices have also returned to 2004 levels. There are 46 low rise condos on the market, priced from $240,000 to $490,000 with an average asking price of $331,000 or $192 per square foot. During the first 7 months of 2008, 47 condos sold for an average sale price of $288,000 or $163 per square foot. Villa prices have declined slightly since 2004. There are 5 villas on the market, priced from $440,000 to $870,000 with an average asking price of $642,000 or $272 per square foot. Mid and High Rise condo prices have been on the decline, and offer excellent values at current depressed prices. There are currently 78 such condos listed for sale on Sunshine MLS, priced from $450,000 to $3,100,000 with an average asking price of $956,000 or $361 per square foot. During the first 7 months of 2008, 33 of these condos sold for an average sale price of $797,000 or $314 per square foot.
