Location: Spanish Wells is located in Bonita Springs, Florida, approximately 5 miles west of I-75, 1/4 mile east of US 41 and 3. 5 miles to Bonita Beach.

GEOGRAPHICAL INFORMATION

Spanish Wells is a gated golf community of more than 1200 homes between U.S. 41 on the West and Old U.S. 41 on the East, on the South side of Bonita Beach Road in Bonita Springs. Its Southern border is the Collier County line. The main gate is located on Bonita Beach Road. This neighborhood is located near shopping, restaurants, churches, medical, and office facilities. It is less than 4 miles from Bonita Beach, with Lovers Key Beach and Lely Barefoot Beach nearby. I75 is less than 4 miles from the main gate, and Southwest Florida International Airport is only 25 minutes away. Spanish Wells is conveniently located midway between Naples and Fort Myers.

GOLF FACILITIES

The Spanish Wells Golf and Country Club (optional “unbundled” membership) includes 3 championship nines within the boundaries of the community. With less than 400 golf members sharing 27 holes, it offers easy access to tee times. Spanish Wells is famous for its group-friendly approach, with many men’s, women’s and couples’ groups playing on a daily basis. Spanish Wells offers a wide range of golf and non-golf membership options. AMENITIES OF THE COMMUNITY

Aside from Spanish Wells Golf and Country Club membership options, the Spanish Wells Comunity Association and its various units offer limited amenities, including cable television, security, and several condo community pools, in exchange for a relatively low dues structure. The Club offers an inexpensive resident membership that includes all of the non-golfing amenities of the Club such as tennis, workout facilities, bocci, pool, clubhouse, restaurant, sports bar, and social activities.

HOUSING OPTIONS AND THE MARKET

Spanish Wells offers relatively affordable housing compared to much of Southwest Florida. The community offers a variety of home options, including single family homes, coach homes, carriage homes, condos, villas and twin-villas. All available homes in Spanish Wells are re-sales. There are a few building lots still available.

  • Single family homes are priced between $300,000 and $900,000. Condos are priced from under $200,000 to over $400,000. Single family home prices have come back to 2004 price levels. There are currently 53 single family homes on Sunshine MLS, priced from $315,000 and $900,000. The average asking price is $530,000 or $215 per square foot. During the first 6 months of 2008, 16 homes sold for an average sale price of $473,000 or $192 per square foot.
  • Condominium prices have also returned to 2004 levels. There are 54 condos on the market, priced from $169,000 to $449,000 with an average asking price of $273,000 or $167 per square foot. During the first 6 months of 2008, 9 condos sold for an average sale price of $226,000 or $141 per square foot. Villa prices have declined slightly since 2004. There are 3 villas on the market, priced from $275,000 to $385,000 with an average asking price of $328,000 or $193 per square foot. One villa sold in the first 6 months of 2008 for $320,000 or $182 per square foot.
