NOVEMBER 2018

There are 1359 homes in Spanish Wells, of which just 31 are listed for sale on MLS.  This is the lowest inventory of available homes in more than a decade.  With Toll Brothers’ Cordova community completely sold out, only a handful of building lots in Original Spanish Wells remain empty.  Buyers wanting the location and ambience of our community have limited options at the present time.

The South and East golf nines are open and busy, with golfers enjoying the newly restored greens on both courses.  The North nine is temporarily closed for maintenance, but is expected to re-open before the winter season gets underway.  Activity at community-owned Spanish Wells Country Club has picked up considerably with the early return of many snowbirds.  Membership to the Club remains optional, with a menu of attractive and affordable memberships available.

Summit Broadband is in the process of connecting Spanish Wells homes to the new and improved Internet and television package, replacing Comcast Cable as the provider of these important services.  The cost of basic cable and Internet is included in the home-owners association fees throughout Spanish Wells.

There were 4 closed sales in October and an impressive 17 homes are pending closing at the start of November.  Nice homes appropriately priced have been going under contract at a rapid pace.  With fewer and fewer homes available on the market, this would be an excellent time to list your home with The Boeglin Team.  Since 2003 our Team has been involved in about 25% of all Spanish Wells transactions, as all 4 members of the Team reside in the community.  Through hundreds of transactions and our long term involvement in the community, we have gained valuable experience and knowledge with regard to the Spanish Wells housing market.

  • In the last 12 months 27 of these homes have sold for an average price of $466,455 or $193 per square foot 

Single Family Homes in Marbella

  • 1 home listed (1% of 86 total) priced at $439,900
  • In the last 12 months 4 of these homes sold for an average price of $471,250 or $191 per square foot

Lake Club Villas

  • 2 homes listed (2% of 104 total) with prices ranging from $362,000 to $475,000
  • In the last 12 months 4 of these homes sold for an average price of $386,225 or $170 per square foot

Cordova (on MLS)

  • 2 home listed (2% of 128 total) with prices ranging from $$609,000 to $669,900
  • In the last 12 months 9 of these homes sold for an average price of $565,952 or $257 per square foot

Marbella Carriage and Coach Homes

  • 4 homes listed (2% of 208 total) with prices ranging from $224,900 to $289,900
  • In the last 12 months 10 of these homes sold for an average price of $254,150 or $143 per square foot

Marbella Three Story Condos

  • 3 homes listed (5% of 64 total) with prices ranging from $234,500 to $285,800
  • In the last 12 months 5 of these homes sold for an average price of $201,710 or $123 per square foot

Las Brisas Condos, Coach Homes, Villas, etc.

  • 4 homes listed (2% of 210 total) with prices ranging from $249,900 to $335,000
  • In the last 12 months 12 of these homes sold for an average price of $245,525 or $148 per square foot

Golf Condos/Townhouses

  • In the last 12 months 6 of these homes sold for an average price of $174,500 or $137 per square foot

Very few communities in Southwest Florida can match the location of Spanish Wells.  Our community is located midway between Naples and Fort Myers, with easy access to world-class beaches, I-75, and the airport.  We are surrounded by restaurants, grocery stores, drug stores, banks, storage facilities, medical and professional offices, golf courses, and retail shopping.  Three gates provide easy access to Bonita Beach Road and Old 41.
