This fall is a good time to list your home for sale. The inventory of homes for re-sale in Spanish Wells and nearby communities is extremely low. Much of the new construction is East of I-75 and relatively far from beaches and ocean breezes. Buyer energy in Southwest Florida remains strong.
If you are thinking about selling your home, here are a few things to consider:
  1. To understand how much money you can expect from the sale of your home, it is important to be realistic about the market. Online sites like Zillow and Trulia are often misleading and inaccurate. The Boeglin Team and other experienced Realtors in the community are attuned to this market.
  1. Pick a Realtor with whom you feel comfortable. The best agents will tell you the truth. If it sounds too good to be true, it probably is.
  1. With the help of your Realtor, determine what needs to be done to make your home as attractive as possible to potential buyers.
  1. Be prepared for the unexpected. Obstacles often arise in a real estate transaction from appraisals, financing contingencies, inspections, legal issues, buyers’ remorse, etc. An experienced Realtor can help you to negotiate the obstacle course.
  1. Don’t consider your home “sold” until it is actually closed. Be patient in making future plans that are dependent on the sale of your home.
The total homes in Spanish Wells currently for sale have rebounded from 21 last month to 29 the end of October (7 condos and 22 single family units). The “norm” for Spanish Wells is between 35 and 50 homes on the market at any given time.
Due partly to the lack of inventory, there were just 5 closed sales in October (3 condos and 2 single family units), with an additional 8 homes under contract and pending closing at the end of the month (4 condos, 2 attached villas and 2 single family units).   • 3 home listed (3% of 86 total) with prices ranging from $499,900 to $549,000
  • In the last 12 months 9 of these homes sold for an average price of $390,778 or $183 per square foot
Lake Club Villas
  • 1 home listed (1% of 104 total) priced at $549,000
  • In the last 12 months 4 of these homes sold for an average price of $392,750 or $173 per square foot
Cordova
  • 5 home listed (4% of 128 total) with prices ranging from $500,000 to $715,000
  • In the last 12 months 7 of these homes sold for an average price of $581,143 or $256 per square foot
Marbella Carriage and Coach Homes
  • 2 homes listed (2% of 192 total) with prices ranging from $238,900 to $285,000
  • In the last 12 months 17 of these homes sold for an average price of $251,700 or $145 per square foot
Marbella Three Story Condos
  • 2 homes listed (3% of 64 total) with prices raging from $239,500 to $275,000
  • In the last 12 months 3 of these homes sold for an average price of $206,667 or $122 per square foot

Very few communities in Southwest Florida can match the location of Spanish Wells. Almost all new home construction in our area is located inland, well away from the Gulf and its ocean breezes. Our community is located about 3 miles from world-class beaches, and is easily accessible to I-75 and the airport. We are surrounded by restaurants, grocery stores, drug stores, banks, storage facilities, medical and professional offices, golf courses, and retail shopping. Three gates provide easy access to Bonita Beach Road and Old 41.
