There were 13 closed sales in Spanish Wells during the month of May, leaving just 41 homes (3% of all homes in the community) active on the market.  An additional 9 homes were under contract and pending sale.  Buyer activity in the area remains strong as we head into the Summer Season.

Of the 13 closed May sales, 6 were single family homes and 7 were condos.  Sale prices for the 6 single family homes ranged from a low of $313,500 to a high of $520,000.  Sale prices for the 7 condos ranged from a low of $190,000 to a high of $295,000.  The Boeglin Team was listing agent for 2 of the transactions.

Most of the remaining Snowbirds had departed Southwest Florida by early May, but a few of them returned after enduring weeks of cold, rainy weather up North.  Weather in our area was near perfect for the entire month of May, making the return trip enticing.

The community remains “unbundled” giving residents the freedom to choose whether or not to join the Club, with an array of affordable membership options.  The expansive golf course views benefit all residents, whether or not they are members.  The estate-sized lots in Original Spanish Wells are becoming a rarity in Southwest Florida, with almost all new construction being built on small, narrow lots with very little privacy space between homes.

  • 17 homes listed (3% of 495 total) with prices ranging from $299,000 to $699,000
  • In the last 12 months 31 of these homes have sold for an average price of $453,009 or $190 per square foot 

Single Family Homes in Marbella

  • 4 homes listed (5% of 86 total) with prices ranging from $347,000 to $510,000
  • In the last 12 months 8 of these homes sold for an average price of $441,188 or $185 per square foot 

Lake Club Villas

  • 0 homes listed (0% of 104 total)
  • In the last 12 months 4 of these homes sold for an average price of $356,415 or $162 per square foot

Cordova (on MLS)

  • 7 home listed (5% of 128 total) with prices ranging from $500,000 to $714,999
  • In the last 12 months 3 of these homes sold for an average price of $529,264 or $254 per square foot

Marbella Carriage and Coach Homes

  • 2 homes listed (1% of 192 total) with prices ranging from $244,900 to $289,900
  • In the last 12 months 15 of these homes sold for an average price of $246,533 or $142 per square foot

Marbella Three Story Condos

  • 3 homes listed (5% of 64 total) with prices ranging from $239,900 to $285,800
  • In the last 12 months 5 of these homes sold for an average price of $202,675 or $125 per square foot

Las Brisas Condos, Coach Homes, Villas, etc.

  • 4 homes listed (2% of 210 total) with prices ranging from $217,000 to $289,000
  • In the last 12 months 9 of these homes sold for an average price of $238,111 or $154 per square foot

Golf Condos/Townhouses

  • 4 homes listed (5% of 80 total) with prices ranging from $165,000 to $225,000
  • In the last 12 months 3 of these homes sold for an average price of $184,833 or $156 per square foot

Very few communities in Southwest Florida can match the location of Spanish Wells.  Almost all new home construction in our area is located inland, well away from the Gulf and its ocean breezes.  Our community is located close to several world-class beaches, I-75, and the airport.  We are surrounded by restaurants, grocery stores, drug stores, banks, storage facilities, medical and professional offices, golf courses, and retail shopping.  Three gates provide easy access to Bonita Beach Road and Old 41.
