The 2017/2018 season is winding down.  Like clockwork snowbirds are heading north, traffic is flowing freely on the streets, and traffic at Sunday open houses is down by about half.  Many of the remaining home buyers are folks who rented for the season and now see the desirability of owning their own home in Southwest Florida.  The Naples to Fort Myers stretch along the Gulf coast is attracting more and more home buyers.  Spanish Wells is right in the middle of the action.

There are 49 homes on the market in Spanish Wells the end of April, representing about 4% of the total homes in the community.  There were 8 closed sales during April, 5 of which were Boeglin Team listings.  Another 14 homes are under contract and expected to close in May.  The Boeglin Team has a total of 6 additional closings scheduled for the Month of May, to close out one of the busiest seasons in our 15 year history as Realtors.

This past season was a turning point for Spanish Wells Country Club.  After years of living under a cloud of uncertainty, the Spanish Wells residents stepped up to the plate and purchased the Club in early January.  Many improvements are in process, and the Club is once again a hub of activity for the community.  The health of the Club is being reflected in a healthy real estate market.  Membership to the Club remains optional for residents of Spanish Wells.

  • 6 home listed (7% of 86 total) with prices ranging from $345,000 to $539,000
  • In the last 12 months 3 of these homes sold for an average price of $420,000 or $196 per square foot

Lake Club Villas

  • 3 homes listed (3% of 104 total) with prices ranging from $349,900 to $435,000
  • In the last 12 months 4 of these homes sold for an average price of $387,625 or $190 per square foot

Cordova (on MLS)

  • 1 home listed (1% of 128 total) with price of $649,000
  • In the last 12 months 10 of these homes sold for an average price of $574,533 or $259 per square foot

Marbella Carriage and Coach Homes

  • 8 homes listed (4% of 208 total) with prices ranging from $219,800 to $270,000
  • In the last 12 months 14 of these homes sold for an average price of $249,500 or $141 per square foot

Marbella Three Story Condos

  • 6 homes listed (10% of 64 total) with prices ranging from $199,900 to $299,900
  • In the last 12 months 4 of these homes sold for an average price of $220,625 or $123 per square foot

Las Brisas Condos, Coach Homes, Villas, etc.

  • 6 homes listed (3% of 210 total) with prices ranging from $249,000 to $335,000
  • In the last 12 months 9 of these homes sold for an average price of $238,478 or $154 per square foot

Golf Condos/Townhouses

  • In the last 12 months 7 of these homes sold for an average price of $183,142 or $136 per square foot

Very few communities in Southwest Florida can match the location of Spanish Wells.  The community is located midway between Naples and Fort Myers, with easy access to world-class beaches, I-75, and the airport.  We are surrounded by restaurants, grocery stores, drug stores, banks, storage facilities, medical and professional offices, golf courses, and retail shopping.  Three gates provide easy access to Bonita Beach Road and Old 41.
